  • What is the difference between a Sectional (doublewide) and a Modular (“Stick Built” MOD)?
    The basic difference is the code to which it is built. A “Stick Built” Mod is built to the IRC code, the same code that a builder would build for you on site. The major differences are 2x10 floor joists, no frame, no title, 5/12 roof pitch with 30 year architectural shingles, total drywall (to name a few). This home comes on a flat bed and is set on your foundation with a crane. The Sectional, or doublewide, is built to the HUD code. These homes come with a frame on wheels and have a title. This home is usually set on piers with vinyl skirting, although can be set on a permanent foundation.

  • What kind of financing is available?
    There are a variety of financing options open to you. 30 year fixed rate, VA, FHA, First Time Home Buyer, USDA, etc. The best thing to do is to go to your bank, or come in to the office and fill out a credit application to see what you qualify to buy. We do not charge an application fee to do this.

  • How much down payment is required?
    That will depend on if you own your own land or not. If you own your land, the value of that can be used for your down payment. If you are buying land and the house, you will need somewhere between 3% to 20 %, depending on your credit score and lending institution.

  • What areas do you cover?
    We sell homes in WV, Ohio, PA, and MD. It will just depend on the time of the year and distance to your site.

  • Do you help finding land?
    Occasionally, we may know of some lots for sale, but the best way is for you to find a Realtor to help you find building lots.

  • How do I know if my site will work?
    We have a construction supervisor that will check your site once you have decided on a home.

  • How long does it take?
    The financing usually takes between 4-6 weeks to close your construction loan, then you will have the money to order the home and do any site work, ie remove trees, level land, do foundation, run utilities, etc. Depending on the time of the year, the factory usually takes about 4-6 weeks to build, then you go on the delivery schedule which may take a week or so. Depending on what kind of home you are buying, the set will take between a couple of days and a couple of weeks. All time frames are “APPROXIMATES”. They will vary with the time of the year, the weather, the factory back log, etc.

  • Do you have handicap accessible houses?
    Yes, we can do as little as 36” doors, to full wheelchair accessible showers, handicap toilets, kitchens, etc. Let us know your needs.

  • Do you offer log homes?
    Yes, we do. Just pick out your floor plan and add that option. We are delivering one this week. We can also accommodate for stone, brick or cedar. Just have the house shipped naked for those options and have a mason finish on site.

  • Do you have small retirement/college/camp homes?
    Yes, we do, we can go as small as 14x36’ with one bedroom and bath, living room and kitchen. We sell these as an alternative to Nursing Home for Mom or Dad, for a camp, or replace the college dorm. We have a variety of floor plans from which to choose.

  • Do you do Custom Floor Plans?
    Yes, we do. You can “Cut and Paste” one of our floor plans, or bring in one of your own.

  • How do I know what is available?
    In addition to what you can garner from the websites, we have option books and a Selection Room to show what your options are. If we do not offer what you are looking for, we can erect a basic home and have an “On Site” contractor can complete it.

  • Can I do a basement/garage/porches?
    Yes, you can have your contractor, or us do your site work.

  • What about septic and well?
    Yes, we can include the cost of all of your site work and house in with the mortgage and you can get your own contractor for that work, or we can handle that for you.

  • What all is included in the price?
    When we are speaking of a “Stick Built” MOD, the site check, the house, air conditioning, delivery, crane set, trim out & hook up water and sewer. When you are speaking of the Sectional (Doublewide), the site check, pouring footers, anchoring, vapor barrier, pier set, house, delivery, hooking up water and sewer and vinyl skirting.

  • This is not the same for all companies, so be sure you are comparing apples to apples.
    If you are shopping, bring in the floor plan, standard features, options and pricing for us to compare. I think you will be impressed with our knowledgeable sales staff and pricing structure.

  • What is not included in your house price?
    The site work, ie basement, crawl space, perimeter footer and dry stack block, well, septic, running utilities, tree removal, stump removal, rock removal, driveway, leveling of lot, porches, steps, gutters and downspouts, anything outside of the house proper. These things are priced separately and presented to the bank as your “Site Work”
